Overview

Most toilet problems are cheap to fix if you catch them early

Toilets have about 15 moving parts and three common failure points. The flapper goes first (3-5 years), then the fill valve (7-10 years), then the wax ring (10-15 years). Get familiar with those three and you can solve 80% of toilet problems before they become floods or surprise water bills. If a toilet's been running more than a month, it's already wasted hundreds of gallons and shown up on your water bill. Calling sooner is almost always cheaper than waiting.

Our techs roll with common toilet repair parts on the truck — flappers, fill valves, flush valves, supply lines, tank-to-bowl kits, wax rings, closet bolts, handle assemblies, and complete rebuild kits for most major brands (Kohler, American Standard, Toto, Glacier Bay, Sterling). 95% of toilet service calls wrap the same visit. Full toilet replacement usually schedules next-day if you want us to supply the toilet; same-day if you've already bought one.

What we repair

  1. Running toilet — flapper, fill valve, or flush valve replacement
  2. Weak flush — jets clogged with calcium, fill valve adjustment, or tank water level low
  3. Clogged toilet — plunger won't clear, auger service, or main line clog
  4. Wax ring failure — toilet rocks, water seeping at base, sewer smell
  5. Cracked tank or bowl — usually means full replacement
  6. Wobbly toilet — closet flange repair, shimming, new bolts, reset on fresh wax ring
  7. Condensation or sweating tank — anti-sweat valve or insulation retrofit
  8. Bidet toilet seat install — wiring, supply connection, mounting

What we install

Full toilet replacements are quoted flat-rate for labor, driven by floor prep and flange condition, plus the toilet itself — pick one up at Home Depot or Lowe's, or go high-end or ADA. We install Kohler, American Standard, Toto, Sterling, Glacier Bay, Mansfield — anything the factory made right. Pressure-assist, dual-flush, ADA comfort-height, wall-hung — all standard install territory. For a bathroom remodel with new tile, we coordinate so the closet flange is set at the right height for the new flooring.

Common toilet issues in North Louisiana

Hard water scale. Calcium builds up in the jets under the rim and around the fill valve. Flushes get weaker over time — not because the toilet is bad, but because the water ports are half-clogged. A 10-minute descaling with a pumice stone and white vinegar restores 90% of "weak flush" complaints on older toilets. If your kids' bathroom toilet has been struggling for two years and you've never descaled it, that's likely the fix.

Freeze damage on vacation homes and properties left unoccupied in winter. If the property has been empty in cold weather with heat off, that toilet may have a cracked tank. Turn water off before winter if the place is unoccupied.

Wax ring failures on older homes with settled floors. Older North Louisiana homes often have subfloors that have sagged over decades. When the subfloor dips around the toilet, the wax ring gets pinched on one side and fails. Fix is straightforward but needs a flange repair kit or a new flange at the right height.

What Mark Johnson & Sons does differently

Flat-rate pricing quoted before we touch a tool. Most repairs in under an hour. Same-day scheduling on leaking or overflowing toilets. 1-year warranty on parts and labor, plus the manufacturer warranty on any new toilet (Kohler and Toto are 1-year limited, some Sterling and American Standard residential are 5-year). Service members get 15% off every repair and an annual plumbing inspection that checks every toilet's fill valve, flapper, and flush efficiency.

Warning signs

Signs Your Toilet Needs Service

Catching toilet issues early saves water, money, and a surprise flood. Here's what to watch for.

  • Toilet runs constantly or cycles on and off without being flushed

  • Water on the floor around the base of the toilet

  • Toilet rocks or wobbles when you sit on it

  • Weak or incomplete flush even with full tank

  • Gurgling sound from the toilet when other drains run

  • Sewer smell coming from the toilet area

  • Water level in the bowl fluctuates between flushes

  • Handle sticks or needs to be held down for full flush

  • Water bill spiked this month with no obvious cause

  • Tank won't fill or fills extremely slowly

The Process

How a Toilet Service Call Works

Mark Johnson & Sons Plumbing technician replacing a toilet flapper in a North Louisiana bathroom

On the truck

Professional tools, parts, and diagnostics — every call.

  1. Quick diagnosis

Tech checks the tank components, water level, flapper seal, supply line, and floor condition around the base. Flush test isolates which component is failing. Most diagnoses take under 10 minutes.

  2. Flat-rate quote

You see the price before we open a wrench. Repair parts and labor listed separately from any replacement quote so you can compare side-by-side.

  3. Fix it same visit

Flapper, fill valve, handle, and wax ring repairs all wrap in 30-60 minutes. Full toilet swap is 45-90 minutes if floor and flange are in good shape, longer if we need to reset a broken closet flange.

  4. Test and clean

Full fill, full flush, leak check at the tank-to-bowl connection, at the supply line, and around the base. Wipe down the floor and fixture, bag up old parts, and walk you through anything you should know about the new components.

  5. Warranty

1-year warranty on parts and labor. New toilets carry the manufacturer warranty (Kohler 1-year, some Sterling models 5-year). We register warranties on your behalf.

FAQ

Toilet Service FAQs

A flapper replacement is the cheapest and most common running-toilet fix. A fill valve replacement is a step up, and a full tank rebuild — flapper, fill, and flush valve together — costs more again; that's what we recommend for toilets 10+ years old showing multiple issues. A full install is flat-rate labor plus the toilet itself.
