Visit 01 · Spring visit

Spring — Air Conditioning Maintenance

Indoor unit

  • Inspect and replace customer-supplied air filter
  • Test thermostat operation and replace batteries if needed
  • Flush condensate drain line
  • Inspect electrical components and connections
  • Measure electrical amp draw on indoor motor(s)
  • Add condensate pan treatment tablets
  • Check overall system operation

Outdoor unit

  • Clean condenser coil
  • Inspect electrical components and contactors
  • Test capacitor(s)
  • Measure compressor amperage
  • Measure condenser fan motor amperage
  • Clean exterior of condenser unit
  • Inspect refrigerant line insulation
  • Verify proper system operation

Visit 02 · Fall visit

Fall — Heating Maintenance

Indoor unit

  • Inspect and replace customer-supplied air filter
  • Test thermostat operation and replace batteries if needed
  • Flush condensate drain line (if applicable)
  • Inspect blower motor and assembly
  • Inspect electrical components and wiring
  • Measure motor amp draw
  • Add condensate pan treatment tablets (if applicable)
  • Inspect heat exchanger (where available)
  • Verify proper heating sequence of operation
  • Check all safety controls

Outdoor unit (heat pump)

  • Inspect electrical components
  • Test capacitor(s)
  • Measure compressor amperage
  • Measure outdoor fan motor amperage
  • Clean outdoor cabinet
  • Verify defrost operation
  • Inspect refrigerant line insulation
  • Verify heating operation

Visit 03 · Anytime

Plumbing & drain check-up

Whole-home inspection

  • Inspect exposed water supply lines and connections
  • Inspect visible drain lines for leaks or corrosion
  • Check water pressure
  • Inspect and test all accessible fixtures
  • Check sinks, toilets, tubs, and showers for proper operation
  • Inspect water heater for leaks, corrosion, and proper operation
  • Test water heater temperature and pressure relief valve
  • Check floor drains and air admittance valves (where applicable)
  • Provide recommendations for any issues found
